Reading area on a 7/12 extract
The 7/12 extract (Satbara Utara) records area in hectare–are–square metre (हे.आर.चौ.मी.), written like 0.10.00. That example means 0 hectare, 10 are and 0 sq m, which is 1,000 sq m, about 10,764 sq ft or 9.88 guntha.
A 7/12 covers the whole survey or gat number, not your individual plot. In an approved layout, your plot's area comes from the approved layout plan and the sale deed. Part of the land also goes to internal roads and open spaces, so the plots added together are smaller than the land area on the 7/12.
Converting prices
- Per guntha → per sq ft: divide by 1,089.
- Per sq ft → per guntha: multiply by 1,089.
- Per acre → per guntha: divide by 40.
Worked example (the arithmetic only, not a market rate): a quote of ₹20,00,000 per guntha works out to about ₹1,837 per sq ft. For current prices of our plots, ask for the price list. The government ready reckoner rate for the area is published on the IGR Maharashtra portal.
What to check about area
- Make sure the area in the sale deed matches the approved layout plan for your plot number.
- Ask whether the plot has been measured and demarcated on the ground (mojani), and walk the boundaries.
- Check that the brochure or quote states the plot area and not some other figure.
- For corner plots or irregular shapes, ask for the dimensions of every side, not just the total.
